         When making your decision, put a list together that highlights your desired wants separate from your needs and rank them in order of importance.  This makes it easy to compare the costs of renovating or buying a new home.  If you decide to renovate your home, make sure you don’t improve your home to the point where you’re not able to recover your investment.  Take other houses in your neighborhood into consideration because your homes market value is driven by the market value of surrounding properties. 

Some costs to consider if selling:

Repairs- It is a good idea to make repairs and improvements to your home prior to putting it up for sale.  In most cases, it increases the chance of selling your home in a reasonable time.    

Inspection- Generally, buyers will have their own inspection done on the house.  As a seller, it is a good idea to have someone come out and perform an inspection before you list your house.  It gives you an idea what repairs will need to be made in order to help sell your home.

Hiring an Agent- Depending on the location and the sale price of your home, you will have to compensate your real estate agent.
