Figuring out what to do or where to start in the home selling process can be a difficult task, especially if this is your first time.  There are a lot of things to plan and get organized.  We have listed some of the important steps that can help get you through the process!  

 

1.      Choose a listing agent: Interview a couple agents and choose one that will do the best job for you.  Your agent will represent you and provide you with fiduciary responsibilities to look out for your best interest.

2.      Figure out how much your home is worth: A seller’s biggest mistake is to overprice.  Price your home in line with others that have sold in your neighborhood. 

3.      Market your home: Your home should be advertised in as many media outlets as possible.  Some ideas may be to have an online virtual tour, list in weekly publications, post on your agent’s website, hold open houses, and many more.

4.      Receive purchase offers and negotiate: Even if you get a low offer, your agent should always present it to you.  If you like an offer but don’t agree to all of its terms, have your agent negotiate for you. 

5.      Open escrow/order title: Your agent will open an escrow account and order title work for you.  Select a date to close based on when the buyer can attain a loan.

6.      Schedule an appraisal: An appraisal will give you an idea of your homes market value. 

7.      Have a home inspection done: The inspector will analyze everything in your home from the condition of the roof all the way down to your furnace to make sure everything is in functional condition.

8.      Fill out seller disclosures: All homes in the U.S. are subject to lead-based paint disclosures.  If you are aware of any material facts, disclose them to protect yourself from a lawsuit.

9.      Sign title work: Make sure you have signed all documents and the title to the property is free and clear of all judgments and liens.

10.  Close escrow: Your property deed, reconveyance, and deed of trust will be recorded into public record.  The title company will notify you when it has been recorded.
