Many buyers are looking for certain amenities when trying to find the perfect home. If your home doesn’t have some of these extra rooms or updates, it may be harder for it to sell. The value of your renovation project depends on your homes location, as well as, whether you’re in an entry-level or upscale market.

Should you decide to make a major improvement to help your home sell, here are a couple of suggestions that will provide you with a big return and attract buyers at the same time.

  1. Add a Bathroom- If your home has just one bathroom that is located on the main floor, it may be a wise decision to add a second or a third. According to the National Association of Home Builders (NAHB), “adding an additional bathroom has consistently been one of the strongest impacts of any feature on single-family home values.” NAHB economist Paul Emrath stated, “When the number of bathrooms is approximately equal to the number of bedrooms, an additional half bath adds about 10% to the homes value.”
  2. Kitchen Renovation- Since the kitchen is the most used room in many households, a lot of buyers would like it to have an updated, modern look. Usually a minor renovation is better than doing a full makeover where you sink a ton of money into the project. By simply painting the kitchen a new color, installing new countertops, cabinets, or drawers, you can make a big impact to your kitchen without spending a fortune.
  3. Build a Deck/Patio- Adding a deck to your property is a simple way of gaining extra living space in an inexpensive way. Realtors in the Cost vs. Value Survey conducted by National Association of Realtors indicate that an average homeowner will recover 85.4% of the cost of a new deck upon the resale of his/her property. Outdoor living spaces provide homeowners with an additional area where they can cook, play, relax, and entertain, which increases the overall experience of owning the home.
  4. Gas Fireplace- A fireplace can add a certain charm to any living space, whether it’s a living room, family room, or master bedroom. There is little to no upkeep and cleaning of gas fireplaces, which is a major plus. With the rising cost of oil, using a gas fireplace allows homeowner’s to turn down the heat in other parts of the home resulting in significant cost savings. Having a gas fireplace in your home is almost a must for people living in South Dakota. A lot of people love cozying up to a fireplace to relax on a cold winter day.
  5. Landscaping- Landscaping your home adds value to your property and provides major curb appeal to prospective buyers. People tend to pay more for homes that look nice and are well-maintained. It also provides the owner(s) with a personal retreat that is relaxing and is aesthetically pleasing to the eye.
