Being a first-time homebuyer is an exciting stage in your life. It is also one of the biggest decisions you will ever make. Make sure you are ready to make the commitment along with all of the responsibilities that come with owning a home. It is easy to make mistakes because this is your first time going through the buying process. The trick is to learn from your mistakes, as well as, the mistakes that other people have made. This way you’ll be ahead of the game and be able to handle all of the obstacles that can occur when purchasing a home.

· Don’t Pass On Homes In Hope of Finding the “Perfect” One-

It is extremely hard to find a home that fits 100% of your needs. There are so many variables that differ from house to house, like location, style, size, amenities, and condition, which make it almost impossible to find that perfect home. Most of the time buyers pass on homes that meet 90% or more of their requirements, only to settle on something down the road which is worse than the original one they passed on. Try to pick a home that meets your most important need and the majority of your desired wants.

· Understand the Responsibilities-

Owning a home is completely different from renting from a landlord. With it comes a lot of odds and ends that you will be responsible for. No longer will someone be mowing the yard while you sit in your recliner with a bag of chips watching TV. Time to get up, put on a pair old shoes and do some yard work. Proper and continual upkeep of your house can help it appreciate much faster than letting age and weather take over. However, your responsibilities do not stop with yard work. You also have to make your mortgage payments on time, pay your real estate taxes, home insurance, and assessments.

· Skipping Inspection-

We know there are a lot of different expenses that come with buying a house, but there is one that you should never overlook…the INSPECTION! Some people think they can save $200 to $500 buy skipping the inspection. In the long run, the money spent on the inspection could be saving you thousands of dollars in the future. The inspection gives you details about possible structural flaws like a leaky roof or a gas leak. It also tells you about hazardous defects that could hinder your health. Wouldn’t you rather take care of the situation now, rather than paying more for it later?

· Are you ready?-

Buying a home requires you to make a ton of important decisions. The worst thing first-time homebuyers can do is second guess themselves during the course of purchasing a home. It makes every little step that much more difficult and strenuous because they are not 100% positive of what their true intentions are. Before engaging in any type of real estate endeavors, make sure this is what you truly want.

· Find the Right Agent For You-

Before you start to look for homes, it is a good idea to familiarize yourself with the laws regarding agency. That way when you are approached or seek out an agent, you know how you will be represented and what the agent can and cannot do for you. If you decide not to hire an agent, it becomes very difficult to determine how much a house is worth whether you are buying or selling. Not to mention all of the other benefits an agent can provide you with like advertising, access to homes for showings, and expert advice!
