Buying a new home is an enjoyable experience that allows you to display your very own touch and style. You get to pick out the carpet, drapes, appliances, and arrange them in a manner that suits your lifestyle. However, buying a new house is not all fun and games. There are many pitfalls that can occur along the way. In order to make your home buying experience one that is gratifying and rewarding, we have listed some things to look out for as you move toward owning your new house.

· Select an established, quality builder-

Contact other neighbors in the area who have had their house built by the builder you are choosing, as well as, different contractors to help you get an idea of the builder’s reputation. Contractors are a good resource to use when trying to figure out the quality and standards of the homes constructed by the builder. Having your home finished and ready to move into on the date of completion can be a problem with certain builders, so keep that in the back of your mind when making your selection.

· Carefully choose upgrades and add-ons-

Although choosing upgrades allows you to put your own style into your home, it comes with a price. A lot of developers advertise homes at low prices, but eventually get you to pay more by persuading you into buying expensive extras like high quality carpet, cabinets, and extra large bedrooms. A rule of thumb is to take care of the necessities first. These might include a fence, extra outlets, or proper lighting.

· Check covenants and restrictions-

Before picking out the paint or shingles for the exterior of your house, check to see if there are any covenants that would prohibit you from going through with your plans. If you do intend on making the adjustments to your house, you may have to apply for a variance with the city. Be prepared for a formal hearing if you choose to go through with a variance.

· Look at warranties-

Everyone has heard of someone who has moved into their new house and within days noticed a flaw in the construction of the home. Problems with the sump pump, leaky windows, dripping roof, or faulty wiring are usually the first problems homeowners notice. Many builders offer Home Owner Warranties, but it might be a good idea to get one from an independent insurance company. They generally offer a one-year warranty to cover craftsmanship and materials and a two-year warranty for plumbing, electrical, and heating/air conditioning systems.
